Most owners have a rough sense of their property's condition assembled from memory, cleaner comments, and the occasional review. That's not a baseline. It's a mood.
The Baseline Readiness Assessment replaces it with a dated, photographed, scored record of every system and surface in the building. From that point forward, every quarterly report can answer a question that is otherwise unanswerable: is this property better or worse than it was?
It is also, frankly, the most honest sales tool we have. You'll know within one visit whether this is worth paying for.

We start with what you already know: the recurring complaint, the thing you've been meaning to deal with, the item you're not sure is a problem. Remote owners get this by phone beforehand.

In the same order, with the same scoring, that every future visit will use. Findings are photographed as they're found, not reconstructed afterward.
Build the asset inventory
Makes, models, serial numbers, install dates where discoverable, and filter sizes for every major system and appliance. This is the document you'll want during a warranty claim, an insurance conversation, or a sale.
Fix what can be fixed today
Loose hardware, dead batteries, burnt bulbs, filters, caulk, minor plumbing, disposal service, coil cleaning. Included in the assessment, itemized in the report.
Score wear and refresh
Entry walls, hallways, stairwells, door faces, cabinet fronts, and baseboards scored green, yellow, or red — so repainting and refresh become a plan rather than a panic.
Deliver the report within 72 hours
Zone-by-zone condition, the full photo set, the asset inventory, everything fixed on the visit, and a prioritized list of what to address, in what order, at roughly what cost.

Founding cohort: for the first ten Door County properties, the Baseline Readiness Assessment is $0 due at signing — the fee is waived when you commit to a StayReady plan, and its full value is applied to your first year of service. We ask for honest feedback on the process, and a testimonial only if the work earns one. Decide it's not for you after the assessment, and you pay only the assessment as quoted — nothing more, and no pressure.
The waiver applies with any quarterly plan (Asset Guard, Guest-Safe, or White-Glove STR), or with Season Guard on annual prepay. If you pay for an assessment first and subscribe within 30 days, the full fee is credited against your first three months.
Before you book
Do I need to be there?
No. Most of our owners are remote — that's who this was built for. We coordinate access with your lock code or cleaner and send everything in writing.
Will this find things I don't want to know?
Probably. Every property has something. The list arrives prioritized with rough costs, and nothing on it obligates you to do anything.
Can it run during the season?
Yes, in a gap between bookings. Off-season is easier and more thorough, and it's the right time if you're preparing to open.
Am I locked into anything?
No. The assessment is a standalone product. If you subscribe, plans are month-to-month with 30 days' notice.
What if my property manager already inspects?
Ask to see the last written report with photos. If one exists and it's thorough, you may not need us. Most owners find it doesn't.
Is this a home inspection?
No. A home inspection serves a transaction and is done by a licensed inspector. This is an operating assessment for a revenue-producing property, run on a repeating schedule.
